What is a BPO?

Broker Price Opinion

A Broker Price Opinion is a professional valuation of residential real estate. When a precise value is needed, but a formal appraisal is not required, a Broker Price Opinion (BPO) is ideal. As example, you may need to determine true property value before proceeding with a loan application.

The BPO of a residential property is generally conducted by a local, licensed real estate agent. The report combines information from a drive-by exterior examination, external data sources, previous sale data, property assessment data, recent comparable sales and current neighborhood listings.

The BPO includes neighborhood information and value estimate. This product is not an appraisal and does not include an inspection of the interior of the property.

 

What is an AVM?

AVM's (automated value matrix) such as Zillow, E-ppraisal, and Cyberhomes are computer generated reports. They are not in touch with the actual neighborhood. AVM's are sometimes accurate, but in today's market, very unreliable. AVM's can vary as much as 45% above or below actual market conditions.
